Branded Residences

More than just a place to live.

In the heart of Madrid, the prime residential experience has taken a compelling turn. Branded Residences, homes associated with prestigious brands, have arrived with momentum, redefining the concept of living for those who seek exclusivity and five-star services.

The arrival of Four Seasons Private Residences Madrid in the city centre in 2020 marked a turning point in Madrid’s prime residential offering. Beyond introducing high-end homes, the project brought to Spain a new residential typology, Branded Residences, where every detail, from architectural design to personalised services, was conceived to deliver a truly premium living experience.

This milestone not only drove the revaluation of the real estate market in central Madrid, but also became a source of inspiration for a new generation of prime residential developments associated with international brands.

“Amenities are the spaces and facilities that define the physical environment of prime living. Services are the experiences and attentions that transform that environment into a lifestyle. Both elements converge in Branded Residences, and this is their greatest distinction from a high-end residential building, bringing together hospitality and exclusivity.”

During 2025, two new developments are joining those already established, consolidating this trend. Banyan Tree Padilla Madrid Residences and Casa Lamar Cedaceros 9 are being added to earlier projects: SLS Madrid Infantas Residences and Mandarin Oriental Residences, the latter fully sold before completion. All share common features: five-star hotel services, personalised attention, exceptional amenities characteristic of a prime development, and privileged locations.

With these projects, Madrid firmly positions itself at the very top end of the European residential market, attracting international buyers and investors. At present, there are also three or four landmark buildings with the potential to adopt the Branded Residences model, further reinforcing the role of the Spanish capital as a new benchmark in urban real estate.

In Branded Residences, excellence is measured as much in services as it is in square metres. It is not simply about expansive pools or private gyms, but about an ecosystem of attentions that transforms everyday life. From on-demand chefs or personal shoppers to butlers, florists or pet carers, the aim is not to offer more, but to offer better, to anticipate every need and to create a lifestyle where comfort, personalisation and exclusivity are a given.

Amenities are the spaces and facilities that define the physical environment of wellbeing. Services are the experiences and attentions that transform that environment into a lifestyle. Both elements merge in Branded Residences, and this is their defining distinction from a high-end residential building, bringing together hospitality and exclusivity.

The Distinctive Value of Branded Residences Prices for Branded Residences are typically between 25% and 35% higher than those of non-branded developments. In Madrid, this translates into an average of €18,000 per square metre, reaching €25,000 per square metre in exceptional properties, whether due to panoramic views, a prime location or architectural singularity.

What truly sets Branded Residences apart, however, is not merely the price, but the comprehensive experience they offer. Every detail, from interior design to personalised services, is conceived to create an unprecedented lifestyle. For international buyers, Madrid has become a benchmark destination, a place to invest where acquiring a property means far more than ownership, as every element enhances a sense of belonging and distinction.

Global Trends Internationally, according to Knight Frank’s The Residence Report 2025/26, Branded Residences continue their unstoppable growth. North America, particularly the United States, remains the leading market, although its share of new developments is declining, while the Middle East is experiencing strong expansion, especially in the United Arab Emirates and Saudi Arabia. Europe, with cities such as Madrid, Paris and London, maintains solid growth, consolidating the continent as one of the most attractive markets for high-level investors.

Regions Leading the Market Wellness has become a fundamental pillar in the design of this type of residence. According to Knight Frank’s The Residence Report 2025/26, the integration of holistic wellbeing has shifted from being an added feature to a central concept in these developments. This includes everything from the incorporation of advanced wellness technologies and specialised therapies to the presence of holistic medical centres within the developments themselves.

Projects such as The Well Bay Harbor Islands in Miami, or Six Senses Loire Valley in France, incorporate advanced therapies such as red light treatments to enhance health, energy and wellbeing, combined with biophilic design and health monitoring technologies. These facilities allow residents to integrate physical recovery and relaxation into their daily lives, making wellness an integrated and personalised experience within their residence.

Branded Residences are here to stay, and Madrid is rapidly becoming one of their key hubs in Europe. With the emergence of new brands, the development of innovative projects, many of them strongly focused on physical and mental wellbeing, and growing demand from international buyers, the Spanish capital offers not only prime residential properties, but an aspirational lifestyle defined by exclusivity and wellbeing.
