Beaconsfield comprises two distinct halves: the New Town and the Old Town. The historic Old Town is picturesque with former coaching inns, listed buildings and a beautiful church, St Marys, which dates back to the early 1700s.

This is alongside its boutique shops, pubs and restaurants including the well-regarded Brasserie Blanc and The Crazy Bear. There is a weekly market, too, and a monthly farmers’ market, which very much is centric to the town's sense of community as well as a link between the old and the new.

The New Town has a number of major high-street retailers and supermarkets, plus restaurants, bars and cafés, many of which are varied in their offering. It's also home to the highly desirable ‘Golden Triangle’ – a collection of premier roads and neighbourhoods, where house buyers have long been keen to settle.

Ideally located for commuters, the transport links from Beaconsfield are superb. The mainline railway provides access into London Marylebone in approximately 23 minutes, and you are in easy reach of the M40 and M25 motorways, as well as Heathrow Airport. Combine this with the scenic views, country walks, and extensive leisure facilities all just a short drive away, and you can understand why the area has become such a favoured destination among buyers looking to escape the city.

In terms of a market update, the sales data at the beginning of 2021 suggested a similar year to 2020. And indeed, values continued to rise through the first half of the year, which we are now seeing level off. Demand is strong from London buyers, with clients from Islington, Queen's Park and Wandsworth being the most prevalent. The homes priced competitively are seeing the best sales results.

Beaconsfield is a very popular commuter town with a vibrant high street. Just 20 minutes from Marylebone on the Chiltern Line, with easy access to the M40, M25 and national motorway network, the area has always been very popular with both the London commuter and international traveller. Surrounded by the beautiful Chiltern Hills on one side and the stunning Thames Valley on the other, the open countryside and spacious feel offers a stark contrast to London, which is still only 20 miles away.

Beaconsfield is often regarded as the first step into the countryside after leaving London along the M40 corridor. Yet, with train stations, motorways and airports within easy reach, connectivity is a key reason why Beaconsfield is a popular choice for buyers.

The types of property in Beaconsfield very literally straddle the line between the 'old' and 'new' towns.

Just south west of the station, a collection of highly desirable roads – Burkes Road, Burkes Crescent, Furzefield Road, Cambridge Road, Chiltern Hills Road, Grove Road and Westfield Road – are known locally as Beaconsfield's 'Golden Triangle'. And despite Beaconsfield long commanding the kind of premiums for property you'd expect from a town with such close proximity to London, value can still be found in both 'new' and 'old' parts of town ­– much of which can be found in developments and new-build property.
