48,000 sq ft CAT B fit out of GAM’s new offices included the installation of a double height feature staircase, with mezzanine meeting rooms and bespoke market interactive artwork, which connected GAM’s main reception to an executive client meeting suite, café and office areas.
Knight Frank provided project management services in connection with CAT B office fit-outs in 14 locations from Stockholm to Johannesburg and London to Moscow totalling circa 200,000 sq ft.

We fitted this 22,000 sq ft space out 8 years ago and now the client has come back to us to refurbish the original space and fit out their sub-let area. The client had a ‘preferred’ design and build contractor who was appointed before us and we managed to reduce their costs by 15% and meet the client’s budget, without reducing the desired quality levels.
20,000 sq ft fit out for RFIB in ‘the gherkin’, which is obviously one of the most iconic buildings in the city. The programme was extremely fast, so we had to tailor the procurement route and phasing on site to ensure that the deadline was met, and full business continuity was maintained for our client.

Exit strategy and negotiation of dilapidations settlement on 55,000 sq ft FRI office on behalf of DAC Beachcroft (tenant). A saving of over 75% was achieved against the original claim.
Knight Frank acted for Gilead in early negotiations with the developer to modify the base building specification to accommodate the tenants requirements. The team then monitored the shell and core construction and project managed the CAT A and CAT B fitting out of this 93,000 sq ft new facility in Granta Park, Cambridge.

Full refurbishment of 50,000 sq ft warehouse and 9,000 sq ft of office space. Contract value £1.5m landlord works. £750k tenant fit out.
We undertook the pre-acquisition due diligence on this industrial unit when Pentagon Freight Services Plc acquired the leasehold interest in the property in 2020 on a 20-year term. We also undertook the role of project manager, contract administrator, principal designer and M&E engineer for the tenant fit out works from project inception through to completion. Additionally, we were instructed to provide dilapidations advice on the client’s exit from two 20,000 sq ft industrial units. Dilapidations negotiations were undertaken with one landlord. Financial settlement was reached with a dilapidation claim that resulted in a 50% saving for the tenant.

130,000 sqft CAT A landlord refurbishment of multiple office floors at 88 Wood Street which was designed by Richard Rogers in the 1990’s in his imitable style, with the now infamous multi coloured vents and structure. This modern refurbishment will give the building a new lease of life for the next generation. Providing tenant amenity, end of journey facilities and retail, with artwork and biophilia throughout reception with touch down amenity for all tenant use.
Knight Frank were employed by Schroders to undertake the CAT A and CAT B refurbishment of this out of town office building in Horsham, Sussex. The project involved the full replacement of all plant and infrastructure along with a high quality fit-out, whilst maintaining a tenant in occupation on half of the top floor. Our insight also lead to an underused lower ground floor car-park being converted to a new staff restaurant, gym, IT data centre and storage.

Project: 10 Gresham Street
Refurbishment and building enhancement works to 10 Gresham Street which consists of approx. 238,705 sq ft. of office space on behalf of CBRE GI. Proposed works include new end of journey cycle and shower facilities, a new roof terrace with pavilion, full reception refurbishment, replacement of base build plant, installation of a feature stair to the atrium, refurbishment of lifts and Cat A works to vacant floors. A BREEAM rating of excellent is being targeted for the works.

A great example of how our construction and occupier knowledge helped to develop a scheme for the refurbishment and repositioning of this 92,000 sq ft iconic heritage building. Project management of the development of the scheme and planning, which lead to a long lease to a tenant whilst the drawings were still on the board.

We are currently undertaking a ‘best in class’ refurbishment of a 60,000 sq ft grade 2 listed building in Mayfair, including relocation of cores, new rear façade, rooftop extension, replacement of all mechanical and electrical systems throughout and high quality finishes throughout in keeping with the listing and building’s heritage. Development manager is Westminster Real Estate.
Project: Queen Street Place
Full refurbishment of 150,000 sq ft of office space, 7,000 sq ft terrace, main reception, WC’s and all common parts, as well as adding new showers and changing facilities in the basement. This was all undertaken with the building still 25% full so the lifts, reception and all common areas had to remain fully operational throughout, as well as noise being kept to a minimum. The project was such a success; most of the building was let prior to completion of the refurbishment, so we also oversaw some of the tenant fit outs.
Project: 2 Savoy Court
Project management, contract administration, designer, principal designer and cost consultancy roles for the phased external refurbishment works project to a Grade II listed building.
Works included: extensive window replacement, window refurbishment works, masonry repairs, redecoration works, lead roof replacement works and structural repairs to steel frame. Obtained listed building consent for the masonry cleaning works and liaised with the local authority conservation officer when works were on site. The contract value was £800,000.
External refurbishment works: External works to Grade II listed properties adjacent to Greenwich Market. Works include joinery and masonry repairs; redecoration and roof replacement works. Works value: £570,000
