How can Knight Frank assist with Council Tax for Developers and Landlords (including Build to Rent – ‘BTR’)

  • Engage with the relevant Billing Authority regarding any new properties and ensure that any exposure to Council Tax is mitigated.
  • Record all completion notices issued and lodge appeals where KF believes there is a realistic chance that the notice has been issued incorrectly.
  • Confirm that properties have been entered into the banding list correctly.
  • Challenge any incorrect ‘Council Tax Bands’ assigned and also progress and secure any deletion from the Council Tax Banding List where a property no longer should be relevant.
  • Receive and verify any demand issued to confirm that the correct amount is being charged.
  • Challenge any recovery action that is undertaken and confirm that this has been undertaken within the correct legislation.
  • Offer Full Treasury Function and make payments using our bespoke payment software which allows multiple payments to be made and allocated to the correct account.
  • Submit a monthly funding report detailing the funds needed to discharge liability for each property.
  • Advise the relevant Billing Authority of changes in liability including lettings and sales.
  • Claim any overpayments made and ensure credits are received and reconciled.
  • Explore and apply for any exemption, discount or disregard that maybe relevant.
  • Provide continued advice and support regarding any Council Tax matter (for Landlords, this can include offering advice to tenants regarding their liability).
  • Create a rolling report that shows each property status and payments made.
